SEO Report – Metro Offices (2026-08)

Metro Offices appeared more often in Google search results during August, but that additional exposure did not translate into more website traffic. Impressions increased 13% to approximately 128,000, while clicks declined 8.77% to 603. Click-through rate and average position also weakened. This has been an ongoing trend as users continue to search in different ways.

Local performance was mixed, with Fairfax and Tysons generating stronger Google Business Profile results, while several other locations recorded fewer interactions.

What it means

August’s main challenge was turning search appearances into visits. Higher impressions show that Metro Offices was appearing more often, but lower click-through rate meant a smaller share of those appearances resulted in clicks. The weaker average position suggests ranking changes contributed to the decline, although changes in the types of searches generating impressions may also have affected traffic.

The ranking distribution shows a particularly important shift near the end of August. Top-three placements fell sharply, while more tracked rankings moved into positions 4–10 and 11–20. This timing overlaps with a period of significant Google search volatility following the August 18–21 spam update, with ranking-tracking tools continuing to report elevated movement around August 26–27. That does not establish that the Google update caused Metro Offices’ ranking losses, but it makes broader search volatility an important factor to consider alongside site-specific changes. The increase to 229 tracked rankings therefore should not be treated as an overall improvement in ranking strength. The affected keywords should be reviewed to determine which terms lost top-three visibility and whether those losses persisted into September.

The page table also identifies opportunities for closer review. Two displayed pages (Private Workspaces in Dupont Circle and the Reston page) averaged positions 8.97 and 8.04, generating 11,036 and 5,220 impressions but click-through rates of just 0.52% and 0.77%. These are useful candidates for reviewing search intent, titles, descriptions, and the queries driving those impressions.

Keyword patterns

The main branded query, “metro offices,” remained a strong performer, generating 79 clicks at an average position of 1.74. Clicks were down only 2.47%. Several visible location-branded query rows averaged positions around 11–13, making those searches worth closer examination alongside the late-month ranking shift.

The location-specific rank tracker still shows useful strengths: “metro offices” ranked first in the displayed Washington, DC, Herndon, Fairfax, and Tysons results. “Virtual office space near me” ranked second in Reston, and “office space” ranked third in Herndon. These tracked local results should be read separately from Search Console’s month-long averages because they are showing more location-specific data.

Google Business Profile Performance

Across the seven reported locations, Google Business Profile website clicks totaled 195, calculated by adding the individual location counts. Website clicks increased at five locations, but broader interactions declined at five, showing that stronger website traffic did not consistently extend to other profile activity.

Fairfax and Tysons were the clearest bright spots. Fairfax generated 51 website clicks, up 38%, and 125 interactions, up 5.04%. Tysons generated 30 website clicks, up 50%, and 119 interactions, up 45%.

Metro Center and Reston warrant closer attention. Metro Center’s website clicks fell 42% to 15, while interactions declined 19%. Reston recorded 25 website clicks, down 3.85%, and 76 interactions, down 28%. Dupont Circle, Farragut West, and Herndon gained website clicks but still recorded fewer total interactions. Only one new review was reported across all seven profiles, at Dupont Circle.

AI Search Results

The report places overall AI visibility at roughly 53–54%. Its visibility chart shows a slight decline, while the summary tile shows no change, so the safest interpretation is that visibility was broadly steady. Other reported metrics include an average position of 1.6, 127 citations (down 14%), and a sentiment score of 72% (down 5.26%) across 79 reported prompts.

The five visible prompt examples all show Metro Offices in position one. Review, service-solution, and WeWork-comparison examples carry positive sentiment, while pricing and category-search examples are neutral. These examples give useful direction for reviewing how clearly the website explains services, costs, and differences between workspace options.

What we recommend

  1. Investigate the late-August ranking shift. Identify which keywords left the top three, review their landing pages, and compare Search Console results by date, device, and location. Confirm that rank-tracking settings remained consistent before deciding what changes are needed.
  2. Prioritize existing pages with substantial impressions but limited clicks. Use the full page and query export to review titles, descriptions, and how closely each page answers the searches bringing it visibility. Focus on relevant service and location pages, with clear paths to an inquiry or tour request.
  3. Review local performance at Metro Center and Reston. Examine which interaction types declined and review the profiles and their linked landing pages. Establish a consistent process for requesting honest customer reviews across all locations.
  4. Use the AI prompt topics to guide content reviews. Check that pricing explanations, service details, and workspace comparisons are accurate and easy to find. Compare future AI results using consistent prompts and clearly documented fetch dates.

How we’ll measure improvement

Look for recovery in top-three and top-ten rankings, stronger click-through rates on priority pages, and more relevant non-branded search clicks. For local performance, track website clicks and individual interaction types by location, then connect those activities to qualified inquiries and tour requests wherever tracking allows.
