SEO Report – Metro Offices (2026-07)
August 14, 2026 by Red Clay Creative
July produced fewer search impressions but more traffic from the visibility Metro Offices did earn. Organic clicks increased 6.8% to 661 while impressions fell 16% to 113,000, lifting CTR 26% to 0.58%; average position moved back 12% to 17.2, showing that stronger click efficiency is offsetting some broader ranking softness.
Key Metrics
- Impressions: 113,000, down 16%
- Clicks: 661, up 6.8%
- CTR: 0.58%, up 26%
- Average position: 17.2, down 12%
- Tracked Google rankings: 224, essentially flat at -0.4%
- AI search visibility: 55%, with an average cited position of 1.1 and 148 citations
- GBP website clicks: Dupont Circle 35, Farragut West 4, Metro Center 26, Herndon 23, Fairfax 37, Reston 26, Tysons 20
The local picture was mixed. Fairfax was the standout with website clicks up 48%, while Dupont Circle interactions increased 48% and Herndon interactions increased 28%. Reston impressions increased 7.9%, but website clicks fell 16%, suggesting there is still room to turn growing local visibility into more site traffic.
What it means
Metro Offices is getting more clicks from fewer impressions, which is why the CTR increase is one of the strongest signals this month. The challenge is ranking depth: an overall average position of 17.2 places a meaningful portion of organic visibility around page two, where even high-impression searches produce relatively few clicks.
The report also shows several high-impression pages averaging roughly positions 13–15. One page generated 5,747 impressions at position 14.58, another 5,438 impressions at 14.25, and another 3,693 impressions at 13.37. Those are strong candidates for optimization because moving an existing result from the low teens onto page one can increase clicks without requiring Metro Offices to first create substantially more search demand.
At the same time, the tracked location and service terms are performing extremely well. “office space reston,” “reston office space,” “washington dc virtual office,” and “offices in dc” are all shown in the #1 position, giving Metro Offices a strong base of high-intent local visibility to build around.
Keyword patterns
Branded search remains strong. “metro offices” averaged position 1.33 with 81 clicks and a 22.25% CTR, while variants such as “metro office” and location-based branded searches also remained near the top of results. These searches continue to convert existing brand awareness into traffic efficiently.
The tracked non-branded local terms are also a clear win. Reston office-space searches, Washington DC virtual-office searches, and “offices in dc” are all ranking first in the target-keyword table. The bigger growth opportunity sits outside those already-dominant terms: the broader Search Console data contains substantial visibility around positions 10–20, which is also reflected in the site’s 17.2 overall average position.
Traffic is also concentrated among a relatively small group of pages. The leading pages shown in the report account for thousands of impressions each, including several pages already sitting just outside page one. Improving those existing URLs is likely to produce faster gains than spreading effort evenly across the entire site.
AI search visibility
Metro Offices is also appearing strongly in AI-generated search results. The report shows 55% visibility across the monitored platforms, 148 citations, and an average cited position of 1.1. Metro Offices was visible for prompts covering pricing, mail handling, alternatives, reviews, and service discovery, which is a good indication that search engines and AI platforms understand both the brand and its core offerings.
What we recommend
- Prioritize the pages averaging positions 13–15. Strengthen their service copy, internal links, headings, supporting FAQs, and location relevance with the specific goal of moving them onto page one.
- Build on the Reston and DC keyword wins. Use the themes behind #1 rankings such as “office space reston,” “washington dc virtual office,” and “offices in dc” to strengthen related service and location content.
- Improve conversion from growing local visibility. Reston GBP impressions increased 7.9% while website clicks declined 16%, making its profile, calls to action, photos, services, and landing-page alignment worth reviewing.
- Protect and expand AI visibility. Continue publishing clear pricing, service, location, amenity, and FAQ content around the topics already generating AI citations.
How we’ll measure improvement
The next gains should come from converting existing visibility into more page-one rankings and clicks rather than relying only on impression growth. The clearest signs of progress will be:
- Average position improving from 17.2, especially as pages in positions 10–20 move onto page one
- Organic CTR continuing to rise above 0.58%
- Click growth outpacing impression growth
- More non-branded service and location pages contributing meaningful traffic
- GBP website clicks increasing in markets where local impressions are already growing
